Careys was originally appointed as principal contractor for this impressive mixed-use development in central Manchester, undertaking the enabling works, substructure, and superstructure packages. The works were temporarily halted at the start of the Covid-19 pandemic as a result of client constraints in parallel to the national lockdown. With a new client team now on board, Careys has been re-engaged to continue the development as a specialist contractor. The scope comprises bulk excavation works for the double basement, substructure works and construction of two 35-storey and 15-storey concrete superstructures, creating Irwell Tower and the Greengate Building respectively.

A major initial challenge on the scheme was programme, with the client requiring completion within a very restrictive timescale. Careys’ early[1]stage value engineering workshops realised solutions that would generate significant programme efficiencies and meet the client’s handover requirements for building occupation.

The 15-storey Greengate Building is designed and being constructed using modern methods of construction (MMC), specifically a full precast solution including walls, columns, slabs and floorplates. Comparative to a traditional build, the precast option is enabling far quicker installation and fitting of the components, with the added benefit of reduced deliveries and trades on site and local roads.

In contrast, the 35-storey Irwell Tower is being constructed utilising Careys’ revolutionary in-house M-Tech jump-form rig system. A unique and highly[1]efficient solution, Careys and client Multiplex originally introduced the M-Tech to the UK on the 22 Bishopsgates and Principal Place schemes in London, where it generated significant programme, safety and sustainability efficiencies.
